The Towne Center Villas is a Rental Restricted Community
 
Buyers
Prospective home buyers should read the Governing Documents: Declaration of Covenants, Conditions, Restrictions and Reservations (CC&Rs), and the Bylaws, outlining the policy, rules, and regulations of the Towne Center Villa Community.
 
Sellers
Prospective sellers of Towne Center Villa properties offered for sale, need to be aware that the Villa Home Owners Association, in its governing documents, restricts the number of units which may be rented. Before a proposed property is sold with an intent to rent, it is required that the sellers/real estate agent be in contact with the Towne Center Villas Home Owners Association to determine if a rental slot is open and available to a prospective buyer whose intent is to rent the unit.  Contact: HOA townecentervillas@gmail.com
 
The Towne Center Villas has a reinvestment fee of .5% of the property selling price to strengthen the reserve funds of the Home Owners Association (HOA) This reinvestment fee will be collected at the property closing from the buyer unless other agreements have been made with the property seller.
 
One quality For Sale sign may be placed in a planting bed if the home for sale is listed on the website. Any damage to the planting bed irrigation system will be responsible of the seller. One quality direction sign, that directs visitors, may be placed in a planting bed for any home that the exterior For Sale sign cannot be seen from the circular road around the community.
 
Home Owner Responsibilities
The monthly HOA Fee is currently $295 which covers landscape watering, mowing and landscape services, snow removal, clubhouse and pool maintenance, most exterior unit maintenance and the master policy insurance.  
  • Mail box keys should be obtained from the previous owner. Lost keys may be obtained from the North Logan Post Office at a cost of $40.
  • Owners are responsible for utilities for their own home (gas, water, electricity, trash & recycle, sewer, phone service, internet/TV).  Sign up for gas with Enbridge Gas and North Logan City for electricity and water.
  • Owners are responsible to purchase a HO6 Insurance policy with a $50,000 Master Policy deductible.
  • The Pet Policy allows for one pet. See governing documents for full pet policy.
TCV Home Owner's Association (HOA) Responsibilities
The TCV HOA is responsible for most of the exterior maintenance of your home, including the roof.
  • With prior Board approval, changes may be made to the building structure of the Common Areas surrounding your home. 
  • Written approval from the HOA Board is required for proposed changes such as as installing a storm door or patio cover, or adding/removing trees, shrubs and flowers. 
  • The Architectural Change Proposal form must be submitted to the HOA Board for approval prior to any proposed changes can be implemented.
The TCV HOA Board of Directors meets every other month. Interested owners and residents are invited to attend.
